STRUCTURAL: Inspection of load bearing components and foundation for soundness and integrity. To observe settlement cracks and to determine if there are signs of structural weakness. DOORS, WINDOWS, AND INTERIOR: To determine if all are functioning as originally intended. PLUMBING: To determine water pressure, type of plumbing materials, detect the presence of leaks, and to determine if water heater is operating properly. ELECTRIC: To determine service, type of wiring and conductors, and if outlets and switches are functioning properly. To note safety hazards, also. AIR CONDITIONING AND HEATING: To determine type of system, and if system is cooling and heating properly. Also, to observe any audible or visual deficiencies that would indicate the presence of a deficiency in the system. APPLIANCES: To determine if basic built-in appliances are functioning as intended. SPRINKLER SYSTEM: To determine water source, type of piping, and to visually inspect all components of the system. POOL: To check for visible cracks in the structure of the pool and to observe all visible components of the pool system (pump, filter, gauge, etc...). ROOF: To detect the presence of active leaks, damaged wood, or any other visible deficiencies in the roof system. To determine the overall condition of the roof system and make recommendations for repairs. WDO (TERMITE): A visual inspection of the property for the presence of wood destroying organisms performed by a Licensed Pest Control Company that is independent of Magnum Inspections Inc. SUMMARY: Average estimates of Licensed Contractors prices for repairs noted in the inspection report.Note: All repairs should be performed by Licensed and Insured contractors, but may not be required in all instances.
